This is a final reminder to send in your proxies, if you haven't done so already. You may email, fax or send them back using the prepaid envelope provided in your proxy packet.
If you have not received your official Islander proxy packet, please contact the resort and we'll send one out or visit the Islander website at www.islanderbeachresort.com and download the proxy form from the Owner Documents section.
While your Association is in litigation with Capital Vacations, I can't discuss the lawsuit or specific items in their letters however, I can tell you that the statements made in the Capital letters have inaccuracies and misrepresentations.
We need your proxies for quorum, for your Board Candidate votes, for your vote on the Bylaws and Declaration changes and for your vote on the Reserve Funding Method. The Capital Proxy does not contain any item other than to vote for their candidates.
For the past 40 years, your Association has operated as a family friendly resort, with a strong financial position which has allowed owners to enjoy the facilities while visiting with their family and friends at their home away from home.

Second Capital Proxy
We want to notify you that Capital Vacations has sent out a second proxy mailing. The Capital proxy has the Islander Beach Resort name at the top of the page without our logo. They also send a proxy to revoke your official Islander proxy.
It's important that you send in your official Islander proxy. The one with the Islander logo and all nine Board candidates listed on it.
We need your proxies for quorum, for your Board Candidate votes, for your vote on the Bylaws and Declaration changes and for your vote on the Reserve Funding Method. The Capital Proxy does not contain any item other than to vote for the four candidates they support.

Important message.
If you have not sent back your proxy, it's critically important that you do so today.
We need Islander proxies representing 2966 unit/weeks voting YES returned to the Islander in order for the Bylaw and Declaration changes to pass.
Capital Vacations has sent out a separate proxy with only four Board Candidates on it. The Islander proxy has nine candidates and has the Islander logo on the top of the page. Please, only return the Islander Proxy.
We could also use your help getting out the vote. If you have friends or family that are Islander owners, please contact them and ask them to vote.

Update #3
For multiple week Owners
If you haven't received your proxy yet, it should be in your mailbox very soon.
This is an important update for the proxy that's in your proxy packet. This update only applies to owners of multiple weeks.
It was discovered on the proxy, in the section for owners of multiple weeks, that the sentence did not contain authorization for all your votes for the By-law and Declaration changes to be counted for each contract. This error was on the Limited Proxy for the Budget options, as well.
Our attorney has provided the correct verbiage for her error, and the updated proxies are now available, should you choose to use them. On our home page, go to the Owner Document section on the lower right-hand corner and click. This will bring you to the link for the proxy. Just print the proxies, sign and return them to the Islander.
You may still send in one proxy for each unit/ week owned should you decide not to download the new proxy.
Using either proxy is valid.
If you have already sent back your proxy, please contact the resort.
We will be sending out an email with the link to the new proxy. Thank you for your understanding and please call the resort with any questions.

Update #2
Hello Islander Owners,
The proxies have been mailed and you should receive yours soon. If you don't receive your proxy in 14 days, contact the Resort and we will email the proxy packet to you.
The proxy form is two sided. On one side, you'll be voting for Board Candidates and the By-law and Declaration changes. We need 51% of the owners to vote YES for the By-law and Declaration changes to be approved. Then, turn over the proxy page and also vote for the Reserve Funding Method.
New this year, owners of multiple weeks have the option to vote all their unit/weeks on one proxy. Just check the box on the proxy and write in your contract numbers or unit/week numbers.
If you have multiple owners on your deed, except husband and wife, you'll need to send back a filled-out voting certificate along with your proxy, using the provided, pre-paid return envelope addressed to the Islander in New Smyrna Beach.
Watch for The Official Islander Proxy, it has the Islander logo at the top of the page.

Hello Islander Owners,
You'll be receiving your Islander Beach Resort proxy next week. It is critical that you send in your proxy this year. Capital Vacations is attempting to take control of your Association by mailing their own proxy without all candidates listed. Please use the Islander logo proxy we're providing.
Please send in your proxy for each unit/week owned or check the box on your proxy and write in your contract numbers. On the back of your proxy there is a second proxy. Please sign and return both proxies.
We need 51% of the owners to vote YES for the By-law and Declaration changes to be approved. The By-law and Declaration changes will stop other corporations from trying to take control of your Association. Please vote yes.
In the Capital proxy packet, there's a FACTS page. This page does not tell the full story. Offers were declined because your Litigation Committee who felt the demands tied to the financial offers were not beneficial to the Association Members. Watch your email for replies to their FACTS page.
Please return your proxies as soon as possible. If you have questions about filling out the proxy or can't find your contract number, please call the resort for assistance. Reading the candidate information pages will help you to determine who you'd like to vote for, to represent your interests. Sorry, but the Islander Staff cannot advise you about who to vote for.

Hurricane Milton has passed, and the Resort is open.

The Resort will be closed until Monday 10/14/2024. We do not have phone service at this time. Most rooms have water damage and water extraction and dry out is ongoing.

HURRICANE MILTON
Beachside in New Smyrna Beach is under a MANDATORY EVACUATION order effective Wednesday October 9, 2024 at 8:00am. and the Resort will be closed Wednesday and Thursday.
We will try to re-open by Friday, October 11,2024 at 4pm. Please call before arrival. While the storm may have passed, power may be out, bridges may be closed, and staff may not be able get to the Resort to prepare rooms for occupancy.

Building Renovation
Towards the end of November 2024, we will be starting concrete repairs on the northside of the building, including replacing the north stair landings and northeast roof edge. This work will run through February 2025. During this time the family spa and kids' playground will be closed. We will do our best to limit demolition and construction noise. Your understanding is appreciated.
May 30, 2023 - City of New Smyrna Teen Curfew
The New Smyrna Beach City Commission approved a permanent, year-round 11 p.m. to 6 a.m. curfew for people under 18. It includes several exceptions. For example, it won't apply to youths who are accompanied by a supervising adult, are homeless, are running an errand, responding to an emergency or are traveling from work or a school, entertainment or religious event.
Anyone who knowingly permits underage people to violate the curfew will receive a written warning first, then a $50 fine, then a $100 fine or community service for parents who knowingly allow subsequent violations.

Repairs to our South Spa have begun. We expect it to re-open in June, weather permitting. During this time the family spa will remain open until 10:45pm (barring being cited for a sea turtle lighting issue) and will be for adults only after 6pm.

May 12, 2023 - Hurricane Repairs Update
The last item to be repaired are the stairs from the pool deck to the beach. This project is in the last phase of permitting. The Department of Environment Protection, in conjunction with the CCCL, Coastal Construction Control Line Program which regulates structures and activities that can cause beach erosion, destabilize dunes, damage upland properties or interfere with public access, and protects sea turtles and dune plants, has approved our permit. The City of New Smyrna Beach is ready to approve the building permit once Volusia County approves our paperwork. Our construction crew is ready to begin work on this project when our final step in the permitting process is approved.
For our Owners and guests who live outside our area, homes and businesses in New Smyrna Beach were heavily impacted by Hurricanes Ian and Nicole in 2022. The permitting agencies are inundated with permit requests and are working late daily to try to catch up.
The Resort is diligently working to get these stairs built and will post here when they are open for use.

URGENT NOTICE - Check-in date changes
Damage repairs from Hurricane Nicole are ongoing.
For our owners, exchange and rental guests due to check-in on 11/18 and 11/19, your check-in date has changed.
Friday (11/18/22) arrivals please plan to check-in on Saturday 11/19/22 and check-out on Friday 11/25/22.
Saturday (11/19/22) arrivals please plan to check-in on Sunday 11/20/22 and check-out on Saturday 11/26/22.
While at the Resort there will be limited access to the pool deck and beach due to Hurricane Nicole. Our wind break was destroyed, the beach stairs are washed away and there are some areas of the pool deck where the pavers have shifted, thus the lower deck may not be open for a day or two while pool repairs continue and the temporary barrier fencing that will run along the eastside of the pool deck is installed.
Beach Notice:
Currently, all Volusia County public Beach access is closed and the county highly recommends private access to remain restricted as there is significant debris on the beaches.

Meeting Date Changes
As noted below, the Budget Meeting has been rescheduled to November 17, 2022 at 10:30am and will be held via zoom.
The Annual Owners Meeting has also been rescheduled. It will now be on December 15, 2022 at 11:30am and zoom attendance will be available.

Hurricane Nicole Update
The Resort is closed until November 18, 2022. Hurricane Nicole caused major damage in New Smyrna Beach and the South Daytona areas. Fortunately, The Islander did not have more water intrusion into the units and work has now resumed repairing damages from Hurricane Ian. Our seawall held strong but we did lose the entire windbreak and some pool deck pavers have shifted near the seawall. We have hired an engineer to evaluate the seawall and deck. Re-building will start as quickly as possible. However, there may be delays getting permits and building materials.

Due to TS Nicole, the resort will not re-open Friday 11/11/22. All in-bound owners, renters and exchange guests have been contacted. The mandatory evacuation of beachside, forced the contractors working on repairs from Hurricane Ian to stop work. Resort Management will evaluate damage once the storm passes and the bridges open. We kindly request you do not call the resort for updates. Once back, the staff will be engaged in clean up and making repairs. The Resort should be ready to receive anyone scheduled for their stay starting November 18, 2022. If there is any change, you will be called at the phone number you gave us for our records. The Resort is currently closed.

Storm Info: Currently there is a mandatory evacuation for beachside. At 2:15pm, waves are already hitting the seawall and spraying misty water over the glass windbreak. Winds are starting to pick up.

Hurricane Ian Update
The City of New Smyrna Beach is seeing flood waters slowly dissipate but many of the Islander Staff are still without power and do not have passable roads. A few stores and restaurants have begun to open.
The Resort is continuing to get the unit carpets dried out while trying to accommodate incoming owners and guests. Many of the unit air conditioners were repaired or replaced by the Maintenance Staff. We discovered a damaged motor in the main pool pump room, causing the pool to be closed for a few days. We hope to get the pool open by Monday.

Hurricane Ian
The City of New Smyrna Beach is underwater in many areas. The main roads are now clear but most businesses and services are not open.
All the Islander employees are safe but most have had flooding in their homes, no power or dry/safe roads in their neighborhoods.
The resort stayed open with approximately 40 families weathering the storm here. There is water intrusion in most units throughout the building.
The bridges reopened Friday at approximately 9am and ServePro Water Restoration is on-site extracting water. There was no structural damage to the building. There were no broken windows, no roof damage and the pool deck area is good except there was some wall damage in the south spa but its useable. Your staff is assessing each room for water damage and cleaning units. They have reported that many of the unit air conditioners are not working. They are being evaluated to see if the problem is due to being wet from wind driven rain.
If you are scheduled to check-in this weekend, rooms may not be ready for occupancy at 4pm, please do not arrive early.

POOL CLOSING
The Resort will be renovating the main pool between October 17, 2022 and November 18, 2022. During this time both spas will be open. We have a commitment from our contractor to have the pool open by November 11, 2022. However, since this project takes place during hurricane season, additional time was allotted in the event of a storm.

FACE COVERING MANDATE from the City of New Smyrna Beach

Effective July 2nd, 2020 our local government mandated that face coverings are required to be worn by every person living, working, visiting or doing business in the City of New Smyrna Beach. A face covering shall be worn in any indoor location other than home or residence and any public outdoor location.

The Islander Management Team respectfully requests everyone practice social distancing while at the resort. Please bring your face mask. Within the Resort, masks need to be worn in close contact areas (especially in the elevators) to help keep everyone healthy.
In accordance with Governor DeSantis' executive order, beachgoers should avoid congregating in groups larger than 10 people. Face coverings and CDC social distancing and safety protocols are highly encouraged.

We are currently experiencing a labor shortage. Every effort is being made to have units ready for occupancy on time and most will be ready.
However, this labor shortage is causing delays and some units will not ready for check-in at 4pm. This is a temporary situation. We apologize for this situation and we appreciate your patience and understanding.

The Governor of Florida has not lifted the restrictions that will enable us to open. We will continue to follow the CDC guidelines and the instructions from our governing agencies.

The initial closure period is two weeks. However, we will re-visit the shutdown issue weekly. The disease will set the schedule. The Resort Management Team and our Board of Directors' will make decisions based upon the most current information available and the instructions from our Government.

Resort Closing
The Islander Beach Resort will be closed starting this Saturday, March 28th at 12 noon.
If all goes well, we plan to reopen on Friday April 10th but, if it is necessary to stay closed longer, we plan to reopen by Friday, April 24th.
We will continue to monitor the Covid-19 situation and closely follow CDC guidelines to ensure the safety and health of our Islander Family.

Most restaurants are open for food take out or delivery only. Only foot and bike traffic are allowed on the beach. The Central Florida Zoo is closed.

COVID-19 Update
In our area, bars, pubs and night clubs are closing early and are not serving alcohol after 5pm. Many restaurants are closing early and some are take-out or drive thru only. Movie theaters, the Central Florida Attractions, the Space Center are closed and so are the shopping malls. Grocery stores are open with limited hours of operation. The Volusia County Beach (our beach) is still open for foot traffic and bikes only but other beaches in the state are starting to close down. Closures may happen at anytime. Please watch the news. Hand sanitizer is not available in our area.

COVID-19
The Resort is open.
At the Islander Beach Resort our core values focus on putting people first and doing what’s right. Our top priority is the well-being of our Owners, Renters, Exchangers and their guests, our employees and the community we are a part of.
With so much attention on the corona virus (COVID-19), we want to assure you we are taking extensive steps to help ensure your health and safety when you visit the Islander. We continue to follow recommendations from the Centers for Disease Control (CDC) for cleaning the resort common areas regularly, and we are closely monitoring CDC reports for updates on corona virus and we will follow any and all recommendations by the CDC.
Finally, we have developed a policy that will take care of our employees financially if they contract the virus and need to self quarantine.
As we become aware of new information about the corona virus, we will be sure to let you know. You can also find the latest updates at CDC.gov.

HURRICANE DORIAN
This storm is expected to hit somewhere on the East Coast of Florida. Until it is determined that New Smyrna Beach, located in Volusia County will be evacuated, the Resort will remain open. Please monitor the storm track. Updates to follow as information becomes available.
June 11, 2019 - July, 2019 and December 6, 2019-December 14, 2019 BUILDING EXTERIOR
WATERPROOFING AND PAINTING
The North, West and South sides of the building will be waterproofed and painted. The East, ocean side, of the building will be painted during our annual Maintenance Week shutdown period. Most units will not be effected by this project.

November 2, 2018 - December 13, 2018-CONSTRUCTION
The Association will be replacing windows in the 23 style units and repairing a support column. There will be some construction noise in the early phase of the project. Most of the time was set aside for the concrete to cure. There will shoring in the south corridor which will not effect entry into your unit.

The main pool will be closed Monday-Friday to re-surface the shallow-end of the pool. The Family and Adult Spas will be open.

Pool Resurfacing:
The Islander Beach Resort Association will be resurfacing the main pool during the annual
maintenance week shutdown, 12/1/17 to 12/8/17.
We will need to start draining the pool, so it will be closed starting Thursday 11/30/2017 at 4pm and will re-open on Saturday 12/09/2017 at 9am.
The family spa and adult spa will be open.
